Breuil-Cervinia improves its real estate market
Real estate investment possibilities in an enchanting alpine resort
Breuil-Cervinia is a very attractive alpine resort located in Aosta Valley – northwestern Italy – It is very longed-for by holidaymakers who choose hotels and seasonal accommodation facilities to spend a pleasant winter holiday in a wonderful valley surrounded by majestic glaciated mountains.
Cervinia has renewed its tourist offer by making a very special proposal: a “slow” ski run created specially for those who love skiing while enjoying the surrounding landscape. The new ski run boasts an enchanting view of the Matterhorn; therefore, it has a great contemplative value.
Cervinia shares its ski area with Zermatt, in Switzerland.
The rental market in Cervinia is very lively. Numerous foreign holidaymakers choose hotel, residences and apartments for rent to spend their winter holidays in a fascinating setting. Renting an apartment in Cervinia costs 1000-1200 euros per week.
The sales/purchases sector is not as vibrant as the rental market. Supply is higher that demand and prices are stable. They range from 3500 to 6000 euros per square metre in the town centre, depending on the property type and conditions. In the “Cielo Alto” area, property prices are comprised between 2700 and 4200 euros per square metre. In Giomein district prices rise up to 5500-6000 euros per square metre.
Breuil-Cervinia was built on a mountain pasture and building activity was intense until the 1970s. The availability of real estate properties will increase thanks to a new development programme: several building projects will be completed by 2013. The old village of Avouil will be regenerated and revitalized. Apartments will be renovated by using local materials – wood and stone – as well as new building techniques and technologies. They are above all 45 and 80-sqm apartments and can be personalized during the building process. These housing solutions will target the mid-high end market.
