The trick of the trade consists in enhancing the qualities of a home for sale so that the buyer focuses on the amenities of the house.

Home stagers in the USA claim the decision to buy is taken by buyers in the first 90 seconds of the preliminary visit. Professionals working in the real estate field are aware that great advantages and excellent results can be achieved with a very little expense. The interventions suggested by home stagers allow shortening the time needed to sell the property while increasing the price. Newly-built homes and empty apartments also need to be prepared so that potential buyers perceive them as less cold and have a clear idea of the possible use of the space.

According to the latest data on home staging in the USA, a home that has not been prepared for the visit remains 182 days on the market; it takes only 37 days to sell an apartment that has been prepared by a home stager. The advice of a home stager costs between 300 and 400 euros, but the final sale price is € 1500-2000 higher than the price demanded by the homeowner.

In the USA, the price of homes for sale on the market decreases by 4% after 5-12 weeks, by 6% until the 24th week and by 10% after six months. Taking this in mind, it is easy to understand why this new profession is becoming more and more needed and demanded. Architects, interiors designers, real estate agents and interior decoration lovers attend specialization courses to become home stagers. The cooperation with specialised home stagers may be advantageous for real estate agencies that may succeed in selling the real estate properties they offer with less effort and a higher commission on the sale.

Home staging can be the key for success for leases, too. If homeowners were ready to pay for the advice of a professional home stager, they could increase the rent by 25%. As far as leases are concerned, every month in which the house is not rented represents a month of missed gain; so, instead of keeping the home on the market for six months, it would be advisable to spend the equivalent of a one-month rent to make the necessary changes and be able to lease the home out within a few weeks.

The profession of home stagers was already present in Canada, in England and in the USA. At the moment, their skills are requested also in Italy and Europe in general.
