Enchanting residences keep being sold in France
Castles in France have always been present in the romantic dreams of those who would like to live their lives in a quiet prestige residence surrounded by lovely forests and enchanting landscapes.
France is full of luxury residences for sale. The supply includes tourist castles in the Loire Valley – that offers particularly good investment opportunities – and lovely mansions on the Southern coast, which are truly for high-budgeted buyers. In the south, the supply is more limited; therefore, castles are more expensive and more time is needed to close the transaction.
The dynamics of the sale changes according to the area where the property is located: in the area of Pyrénées-Atlantiques, Gascogne, or Côte D’Azur, where there are less properties for sale, prices are higher. The buyer can find cheaper properties in the regions of Bourgogne or Midi-Pyrénées, where there is a large supply of castles for sale. They are exceptional fortresses that do not need any marketing activity, as they form part of the French historical heritage. This is the case of an 11th-century castle with a 192-hectar land in the Gers department that is being sold for 4,300,000 euros.
Of course, a consistent budget is necessary to undertake such investment, but being an exclusive niche market, it has not been affected by the economic crisis. Castles keep being sold, but their price corresponds to their actual value, at the moment. The older the castle, the higher the price will be. Castles in need of renovation cost 600,000 euros on average. Prices of small properties in good conditions, instead, range from 800,000 euros to 1 million euros. A small stronghold with pool, tennis court, eight bedrooms and six bathrooms can be bought for 1 to 2 million euros. By spending 3 or 4 million euros, it is possible to buy a citadel with a 1,000-sq.m. residence and a several-hectare field.
50% of investors come from England, The Netherlands, Belgium, Russia and Asia. Chinese buyers are attracted by castles with vineyards. The other half is represented by French purchasers.
