The planning permit for the apartment hotel and hotel became effective on 3 September 2007. Currently a building proceeding is pending and we plan to receive the building permit and start construction around April 2008. However, the building permit will be issued for a modified function – apartments and offices. The developer is currently offering the project lands with the valid and effective planning permit for an apartment hotel or hotel for sale to potential investors. There will be 2 separate objects A – apartment hotel and B – hotel of five floors, 2 full over-ground, 1 half-floor and two form a connected underground basement with a common garage for 33 cars. Due to the civil facility function it is possible in the further building process to modify the apartment hotel to a full hotel or the other way round. For information we are also attaching alternative of a full hotel elaborated by the architect of the project. 2. The hotel at Havlíčkova Street The second concept proposes a hotel on the plot. According to the hotel regulations this hotel concept will qualify for three stars (***) which actually represent a lower category than we plan to have. The Havlíčkova Hotel will have bigger rooms and higher quality which means that the standard will be between three (***) and four (****) stars. A nice lobby will welcome the guests with a size around 250 m2. There may be 46 individual rooms, 4 suits with two rooms which will give a total of 50 key (total 54 rooms). The total size of the rooms will be 1.236,3 m2. The hotel may have all facilities needed to please the visitors and fulfil their expectations of a four star hotel like swimming pool, snack bar with a size of 190,5 m2, fitness with a size of 180,1 m2 and a summer restaurant with a terrace of 176 m2. 3. Residential and Offices at Havlíčkova Street In the luxury residential building on three floors are situated apartments with generous architectural solution. The size of the 2-room or 3-room apartments is from 70.84 m2 to 114.55 m2, some of them with a terrace of the total size 22.34 m2. The kitchen is sheded with the wall to make it a private place but is ingenious situated as a part of the open place of each apartment.
