The planning permit for the apartment hotel and hotel became effective on 3 September 2007. Currently a building proceeding is pending and we plan to receive the building permit and start construction around April 2008. However, the building permit will be issued for a modified function – apartments and offices. The developer is currently offering the project lands with the valid and effective planning permit for an apartment hotel or hotel for sale to potential investors. It is also possible to assign the rights and obligations from the pending building proceeding to the new investor, including all the project design documentation for apartments and offices. Havlíčkova Street belongs to the district of Old Bratislava City and is located under the Slavín monument with a representative residential location known as the home of great view and peaceful living. The history of this place goes back in time into the first half of the 20th century. Havlíčkova Street connects part of Bratislava named Horský Park with the monument over the city named Slavín. Slavín is located on the hill, making it the perfect place to watch New Year’s fireworks or just to visit and see panorama of Bratislava. It gives a peaceful and quiet living with attractive surroundings: it is near the centre of Bratislava, there are plenty of green areas, it lies close to Palisady street and is in the vicinity of all the amenities necessary for its citizens. Options: 1.Apartment hotel and Hotel at Havlíčkova Street The construction project of the apartment hotel and hotel at Havlíčkova Street was adapted to the size of the plot 2,422 m² and to the type and height of the surrounding neighbourhood. There will be 2 separate objects A – apartment hotel and B – hotel of five floors, 2 full over-ground, 1 half-floor and two form a connected underground basement with a common garage for 33 cars. There will be a total of 14 2-room apartments built in A building and 19 studios in the B building. In the apartment hotel, on the ground floor, there will be a snack bar which may serve not just the residents but all the neighbourhood area and on the 2nd underground floor there will be a modern and luxury fitness centre with an entrance to the hotel. Friendly café terrace is planned to be built as part of a restaurant which will be situated on the top floor with a roof on top. There will be 6 parking spaces for the guests. Due to the civil facility function it is possible in the further building process to modify the apartment hotel to a full hotel or the other way round. For information we are also attaching alternative of a full hotel elaborated by the architect of the project. 2. The hotel at Havlíčkova Street The second concept proposes a hotel on the plot. According to the hotel regulations this hotel concept will qualify for three stars (***) which actually represent a lower category than we plan to have. The Havlíčkova Hotel will have bigger rooms and higher quality which means that the standard will be between three (***) and four (****) stars. A nice lobby will welcome the guests with a size around 250 m2. There may be 46 individual rooms, 4 suits with two rooms which will give a total of 50 key (total 54 rooms). The total size of the rooms will be 1.236,3 m2. The hotel may have all facilities needed to please the visitors and fulfil their expectations of a four star hotel like swimming pool, snack bar with a size of 190,5 m2, fitness with a size of 180,1 m2 and a summer restaurant with a terrace of 176 m2. 3. Residential and Offices at Havlíčkova Street In the luxury residential building on three floors are situated apartments with generous architectural solution. The size of the 2-room or 3-room apartments is from 70.84 m2 to 114.55 m2, some of them with a terrace of the total size 22.34 m2.
